I wouldn't say that it is impossible to fetch a high COV, however, the condition of the unit and renovation must be excellent and at an excellent location and high floor.

It will be good to assess the condition of your unit before we can talk about target COV.

Those are flyers, sent out by agents.
As for the selling, COV varies on estate area, age, location, level and renovation.
For example, a 4 room unit at Bedok Court, was sold at more than $70k cash, within a week and I sold a 4 room flat at Compassvale Link for $55k cash, within 2 weeks.
It would be better to engage an agent to help you access your situation. This will help you to attain your answer and your ultimate goal.
