Hi, i have paid option fee and seller agent is now wanting me to sign the OTP (before valuation) as "confidence" that I am truly interested in the unit?

Correct me if I am wrong, but I have no obligation to sign the OTP first right?

Hi Sihan,

Are you referring to HDB resale unit? You have 3 weeks period to exercise the Option. If you are unsure, you should engage an agent to represent you in this transaction instead of handling on your own and risk getting into trouble.

I have been in the real estate business since 2009, with more than 13 years of experience serving the Singapore real estate market.

I am very active in the residential segment of Singapore real estate market, having transacted hundreds of deals from HDBs to private condominiums and landed properties in Singapore, and have handled many unique cases in sales and purchases as well as rental deals.

Over the years, I have also established a network reaching out to more than 9,400 expatriates, bringing my market presence to both in and outside of Singapore. This has created an additional exposure when I manage my client's portfolios, on top of the conventional on and offline platforms, where other estate agents are relying on. This has allowed me to consistently convert leads into results.

With an evolving market, where change is the only constant, I have also been investing in upgrading of my knowledge and skills sets to improve myself and meet the demands of current and future market.

We are offering our clients a complimentary first consultation without obligations (Absolutely FREE!). Schedule for your FREE session today!

Testimonial from Satisfied Clients
-- My husband and I wish to commend the sincere attitude and good customer service rendered by your staff Jenny, who handled the sale of our 5R HDB flat early this year. We have met several agents but none as genuine as Jenny. Being a seller agent, she took our interest at heart in handling the sale, unlike other agents who are self-interest. Jenny is punctual and prompt in the whole dealings and we were convinced that such an agent is hard for find nowadays. Jenny is a trustworthy, honest, sincere and hardworking agent. We are happy with her service and would gladly recommend her to our friends in future. Jenny is an asset to Propnex and the organisation should value her. Thank you Jenny for her efforts--

Overall, Jenny was professional and helped us to achieve a positive result which we are very thankful for--
Aaron ( HDB seller)

--Jenny was very passionate and went the extra miles to help. Thanks to her professional advice and recommendations, I had finally found my dream home--
Yvonne (New launch buyer)

Hi Sihan,

For HDB purchases, you will have 21 working days until 4pm on the last day to exercise the OTP. Before exercising the OTP, if you're taking up a loan or using CPF funds, you must have a valid Valuation report as well as approved Bank Letter of Offer or HDB loan.

It is highly advisable for you to engage a proficient Agent to assist you in your purchase. This way, you can have a peace of mind and ensure a smooth transaction.

I am experienced and well-versed in both HDB and private transactions. I will be able to assist you in your property plans. Please get in touch with me for a more in-depth discussion.

Should you need require further assistance in matters relating to property, please contact me at my mobile +65 97 48 63 05. I will be happy to assess and share with you the possibilities for you in the current market.

Thank you.

Best regards,

Hi Ms Sihan,

1) You are not supposed to sign the OTP before valuation.
2) The act of offering for an OTP, and the seller issuing an OTP already legally bind both of you into a legal contract. You don't have to sign to indicate both of you are in a legal contract.
3) By signing the OTP, means that you have already accepted whatever result from the valuation.
4) You are supposed to have the option not to exercise the OTP if the valuation result is not favorable.
5) If you are taking a private bank loan, you are even not allowed to exercise (sign) the OTP before the Letter Of Offer (LOO) from the bank is issued.
6) Signing an OTP once it is issued is only legal when you are paying full cash and not applying for any valuation. This implies that you are aware that you might be paying over the market value and you don't mind paying.
7) The above is applicable to both buying a private residential property and an HDB flat.

Please give me a thumbs-up if the answer provided is relevant to your main concern. Thanks!!!

Hope the above answers your main concerns, but if there are more queries, please feel free to contact me at 90110636  , or email: ling.ck7@gmail.com if more information is needed.
I'll be glad to assist.

Hi Ms Sihan

Assuming this is for a HDB purchase, you will have 21 working days before you sign the OTP. Do note that the act of signing the OTP signifies that you have already accepted the results from the valuation. As such, please do consider carefully before you sign the OTP.

Please reach out to me for a non-obligatory discussion if you have further questions on this situation. Thank you.

Hi Sihan,

If you are taking loan or using CPF funds, you need the valuation report to be out before you sign the OTP as a buyer. If you are not using any CPF or loan, meaning pay in full cash, you can sign the OTP without any valuation.

For further assistance feel free to reach out to me at +65 83 33 03 60 so we could discuss the best options for you in the current market.

Thank you!
