Hi, I have an EC (MOP ends in about 3 years time). Just checking if we are able to decouple when MOP ends and get the property to be transferred to one party, while the other party purchase a condo?

Or would it be better for us to hold on to this EC and purchase also another condo then? When can we start looking for the other property?

Good afternoon fellow EC owner,

Yes you can decouple (transfer of ownership) when MOP is fulfilled thus freeing up one name to purchase another property without being subject to ABSD (this is based on current cooling measures).

I will suggest to start searching for a second property 1 or 2 months before MOP as you cant do much if you start too early. Only can purchase on and after MOP.

I have my plans as well. I am more than willing to share with you as you might happen to be my neighbour.

Dear Sir/Mdm,

You will not be able to get a resale HDB as a 2nd property. This is because to purchase a HDB, you will need to fulfill the family nucleus requirement that is to purchase together with your spouse. Moreover, you will also need to dispose off your EC within 6 months after purchasing the HDB.

Therefore, my recommendation is to decouple to free one of your names and purchase another condo unit. Please feel free to contact me if you need further clarifications!

Hi,

Yes, you can decouple and transfer one's share to another.

However, do take note that BSD is still payable on the transferred share. Also, a new SSD period will kick in too. So you will have to work out the finances, and see if it's worth it to do decoupling.

Another alternative would be. if your EC has appreciated during this time, you may wish to consider cashing out, and proceed to each buy a private condo under your names.

Hi there,

Sorry for late reply as Propertyguru doesnt prompt me when there's a comment on my post.

Hmm you have to source for a private property rather than a resale HDB as you will require to form a family nucleus (both names) in order to purchase a resale HDB. By doing so, you will have to sell off your EC and go through another round of MOP (5 years).

Care to share why will you think of getting a resale HDB?
