Hi, I have a question regarding the valuation price available on SRX.

The X Value of my flat is 20k lower than the block beside mine but both are similar in sqm. The only difference is the floor, they're 5 levels higher than us. Also, my location is nearer to the MRT than theirs, so why is there such a huge difference in our X-value?

Hi Ms. Khoo,

The SRX x-value is just an indicative price for reference, it is NOT the final valuation price. It also does not factor in facing, unit condition and proximity to amenities etc, and is derived mainly based on comparable transaction data in the vicinity.

Not to worry about SRX valuation. They are just estimation and might not be the true reflection of your unit's value.

It will be better to rely more on the past transactions for better reference.

The important aspect is to be well versed with pricing on the ground instead of relying on just data extracted from the web, because such data are cold and does not necessary reflect the actual potential of a property. It could be mixing data of 3 very original conditions unit transacted in comparison to your unit which is very well renovated and maintained but such data cannot be reflected on the web, which has a tendency to mislead consumers if they are not consistently on the ground like us as a salesperson.

SRX x-value is not the FINAL valuation price, for that we need a HDB assigned valuer to come down physically to determine the value.

Your final selling price is based on the agreed price between buyer and seller and the valuation has a partial influence on the final price.

If you're looking to sell for the highest possible price then you need to CAPTURE EVERY SINGLE POTENTIAL BUYER by advertising creatively which is NECESSARY in such a challenging market like now.
