Hi, I have a question regarding owning a resale flat first while still planning for a future BTO.

I’m getting married soon and considering buying a 3-room resale flat because I need an immediate home. At the same time, I plan to apply for a BTO in the near future.

May I clarify the following:

1) If I buy a resale flat now without taking any grants and I fulfil the 5-year MOP, can I still apply for a BTO while staying there, that will TOP right after my MOP ends?

2) If I buy a resale flat without any grants, will I still be considered a first-timer when applying for a future BTO?
And in this situation, will I incur any resale levy when I eventually apply for the BTO?

3) If I choose to take only the Proximity Housing Grant when buying the resale flat, will that affect my first-timer status for the future BTO or cause me to incur any resale levy?

You must complete the MOP of the resale flat before you can apply for a Build-To-Order (BTO) flat. By planning to buy the upcoming 3-room flat without any housing grant, you can preserve your "first-timer" opportunity for purchasing an HDB flat and thus avoid the resale levy when you choose your BTO. I recommend that you consider keeping the Proximity Housing Grant for your BTO application.

Hi! What you're describing is generally not recommended, as it will greatly restrict your timeline and options in the future. As some of my colleagues have pointed out, you would have to fulfill the MOP on the 3 room resale flat before applying for the next BTO. Furthermore, the MOP as a family unit may also be reset to a new 5-years after your wife is added in as an occupier after you get married (it may be mandatory as she is considered within your family unit).

You can buy a resale flat now and still plan for a future BTO, but the details depend on whether you take grants and how the MOP plays out. Here’s how your situation works.
1. Buying a resale without grants
Yes, you can apply for a BTO once you complete the full 5 year MOP for your resale. You’re allowed to stay in the resale while applying, as long as you only book the BTO after your MOP is done. If the BTO happens to TOP around the same time, that is fine.
2. First timer status and resale levy
If you take zero grants for the resale, you remain a first timer for a future BTO. There is also no resale levy because resale flats only attract a levy when grants are taken.
3. Taking only the Proximity Housing Grant
PHG does not affect first timer status. You’re still considered a first timer for your BTO. However, PHG is still a resale grant, so you will need to pay a resale levy when you eventually get the BTO.

Hi,
Please DO NOT buy a resale flat and get stuck with it for 5 years. I would advise you to buy a BTO and wait for that flat to be ready. If you are getting married, it is advisable to look for a cheap rental property for the duration. This may sound a waste of monies but in the next 5 years with VERS coming into play, this is going to affect prices of older resale prices. So, please evaluate carefully and do not regret your choice. Please make an informed decision.

You will not be in a situation that the BTO TOP right after your MOP ends. You only can have it one at a time.
2) Since you didn't take any grants, you will remain the 1st timer status when applying for BTO.
3) PHG although is also named as grant, it is not considered a subsidized grant, It is meant only to encourage families to liver/near with parents.
Therefore, PHG will not affect the 1st timer status and incur resale levy.

You will not be in a situation that the BTO TOP right after your MOP ends. You only can have it one at a time, and must be in a sequence of MOP first then, BTO TOP.
2) Since you didn't take any grants, you will remain the 1st timer status when applying for BTO.
3) PHG although is also named as grant, it is not considered a subsidized grant, It is meant only to encourage families to liver/near with parents.
