Hi, I have a question. I have a property in JB with bank loan under my name however house ownership in the Sales Purchase Agreement is under my sister's name.
I am planning to convert my citizenship to SC, and wonder if there'll be any issue to apply for a BTO once citizenship is approved.

Hi,

1) It is highly unlikely that you could take a home loan when you have no ownership on the property.
2) I would suggest you check carefully what is your relationship to the said property with the relevant authority.
3) If you have no shares in a residential property then, this would not affect your eligibility to apply for a BTO/SBF.
4) However, if you have shares in a residential property, you have to observe a 30-month wait-out period after selling the shares before eligible to apply for a BTO/SBF.
5) The HDB allows BTO/SBF applicant to own 1 non-residential property.

Hi, great question — and it’s good you’re checking ahead.

If you’re planning to apply for a BTO as a new Singapore Citizen, HDB will assess whether you have any interest in property overseas. While the Sales & Purchase Agreement is under your sister’s name, the fact that you are servicing the home loan under your name may be viewed as having a financial interest in the property.

To qualify for a BTO, HDB typically requires that applicants do not own or have any interest in private residential properties (local or overseas) within 30 months before application. This includes being a mortgagor or borrower, even if not the legal owner.

That said, each case is evaluated individually. Once your citizenship is approved, you may consider writing in to HDB for clarification or to request a special assessment based on your unique situation.

Do check with HDB on this matter. As what Ling has mentioned, it is quite unlikely that you can take up a home loan if you are not an owner of the property in JB, or are you referring to being a guarantor?

1. **Without legal ownership** of the property, it is highly unlikely you can obtain a home loan tied to it.

2. **Confirm your legal relationship** to the property by checking with the relevant authorities (e.g., HDB, SLA).

3. If you **do not own any share** in a residential property, this **will not affect** your eligibility to apply for a **BTO or SBF** flat.
