Hi. I have a 4A unit at Blk 171 Toa Payoh with size area of 106sq m. On high floor above 15th. Design Condition is branded as condo style. Since I have identified a freehold property nearby, I would like to sell this at a nett asking price of 650k. Valuation is not done yet. Only agents with immediate buyers who are interested, pls reply.

Dear owner,

Transaction in April 2011 for BLK 172A low floor unit is $510k whereas a transaction in June 2010 in BLK 171 fetches only $460k.

Would just like to check with you if you are in the process of having the valuation done. I must say that the difference in the price ask against the past transactions is of quite a big difference and that it is indeed challenging to pull off this transaction in my opinion. I do have buyers on hand for Toa Payoh, however, it will very much depends on how much the valuation will turn out as it will affect the COV portion for my buyers.

    Thanks Geryl. I have done my fact findings and last one year transacted prices are hovering around $450 to $510k. In consideration of the quarterly median prices, this has indirectly pushed up the selling price. I have not done the valuation yet. If only your clients are willing to fork out this price, I will be opened to have house view.
