Hi Mr Raja,

If your existing salesperson is not performing up to the mark, have you communicated with him or her on what could be the potential reason, instead of inviting all other salespersons to work on the unit?

Effort should have already been put in to market your property for sale therefore I believe it is only fair that you raise your displeasure to the person and review the entire process on what could be wrong and etc. If a resolution cannot be obtained, we can then look into opening up the marketing channels to other salesperson.

Units in Clementine central attracts more Chinese buyers than those in Wes Coast area. With ethnic restriction, you should not be engaging exclusive agent. You should also work on the asking pricing for that aspect.

Hi Mr. Raja,

I sense your unsatisfactory from your post. All of us are trained to hold fiduciary duty towards all our client. We will do everything we could, to act on client's interest in conducting the business.

Your situation started with a major enthic restriction, where I believed you also understand a great portion of potential buyers are not eligible, thus left with minority.
And we all know that Clementi is a hot favorite location, the property is rather slightly more expensive than other location.

Thus there are 2 main reasons that the property is not moving:
(1) Price too high for most of the potential buyer.
(2) The buyer with the right finance is not here yet.

To determine whether your agent is working hard enough are:
(a) Is there sufficient viewing? Average is once/twice per week for slow property.
(b) Did he do presentation to each customer in a professional manner?

Because you have to understand that is as much he could do; market the unit agressively + always be professional to all enquiries.
