Unfortunately the approach of putting in your son's name into the hdb and removing your dad's name is not possible as for married couple, hdb requires both names to be in the hdb property to be considered a family nucleus.
Perhaps we can explore other options to see the best approach in terms of minimizing the upfront costs for the private property purchase? May I have more info and requirements about your plans so to make better recommendations? Thanks and look forward to value-add to your housing plans.
