Hi, I disposed of an overseas property which was willed to me in Sep 2024. As I will be turning 55 next year, does the 30 months rule apply to me whether I am applying for a 2 room flexi or bigger BTO and resale flat please?

Hi

The overseas property is considered private property, so if you are applying for BTO, you need to wait out 30 months after disposal of the overseas property before you can apply. This is regardless of your age.

For resale, once you turn 55 years old, you can purchase 4-room size and below immediately without any wait out period.

Hi,

1) You won't be binded by the 30 months rule when applying for a 2-room flexi lease flat.
2) However, the 30 months rule will be applicable when applying for a 3-rm and bigger flat.
3) Whereas for the resale flat, you won't be binded by 30-months or 15-months on buying a 4-rm and smaller flat when you and your spouse are at least 55 years and older.
4) Do note that you are only be given 6 months to dispose the overseas property after the the purchase. So, it is best to get rid of it at the earliest possible and not get entangle in such issue after the purchase.
