Hi, i currently own a private property under my own name (sole owner) with an outstanding loan. My wife who is not working and does not have any property under her name would like to buy another private property under her name. If she takes a loan from a bank, can i be a guarantor for that loan assuming that she wants to take a 80@ LTV loan?

Dear sir/madam,

Unfortunately, the arrangement of guarantor does not work anymore in today's regulation. You will be required to be the owner of the property in order to take up a home loan and this can be done if you are a part owner of the property. Do get in touch with me to find out more on this arrangement. With right planning in terms of the structuring of your asset, Additional Buyer's Stamp Duty applicable can be minimised.

Hi,

1) Under MAS regulation, it is only the owner of the property is allowed to apply for a mortgage loan.
2) Since your wife has no active income the only possibility for her to get a mortgage loan from the bank is via the pledging or unpledging method.
3) The other way is to add yourself in as a co-owner to get a mortgage loan.
4) However, because you are still serving a mortgage loan, the 2nd mortgage loan you can receive is limited to a maximum of 45% LTV.
