Hi I currently own a bto flat with my wife. We have met the MOP and planning to sell the flat. Can I check if I buy another resale flat now after selling my bto flat and put my wife and children as occupiers. After the MOP of the resale flat, can my wife purchase a private property with no ABSD, while I keep my resale flat. Thanks

Hi,

Yes as of current guidelines, its possible as she is considered essential occupier and do not own the HDB. Do note that she also has to fulfil 5 years MOP for the next HDB before she can purchase the next property. And also you have to have enough cash/cpf oa/loan to fund the resale HDB on your own name as owner.

1) Yes, your method is still feasible as of now.
2) As long as she is not an owner of any residential property she is not subject to ABSD as of now.
3) We can't be sure what would happen in the next 5 yrs, maybe more stringent restrictions will be implemented by the govt in the next 5 yrs.
4) The intervention from govt is determined mainly by the growth of the property market and Singapore's economy and many other factors. Thus any changes in these essential factors could trigger more measures to ensure there is no bubble created, so as to safeguard the wealth of the people.

Yes, this is possible as of current rules. However, 5 years is a long time, and rules may change during the period. Hence, there is no guarantee there will not be additional taxes or new restrictions coming out.

Also, there are some important things that you will need to take note of, especially if you are to take up a second concessionary HDB loan for your next purchase.
