Hi,
If you buy BTO again, you will be subjected to 30k resale levy. If you buy resale, there is no need to pay this levy. There is no need to "return" the grants, it will go back to your CPF OA account when you sell.
You might qualify for proximity housing grant or additional housing grant if you are eligible. Whether you get any grant depends on your income profile as well.
