If the recent transacted prices are similar to yours or higher and they are comparable size and facing and located not far away from yours, it will be worth to give it a try and continue with your price. You should definitely work with marketing strategies that are more comprehensive and give full exposure to your property to maximize the chances of a better price.

Dear owner,

I do not encourage termination of exclusive with your existing agent if you have not feedback your expectations and communicated with him to understand more on what has been done or will be doing moving forward, simply because I do not like to have my exclusive agreement being terminated without any prior channel for me to communicate my strategy to my clients.

Is there any reason why are you being asked to reduce your expected pricing by the agent given to you? Understanding the recent transactions, the number of transactions within a period of time and the existing units on the market for sale will allow me to understand the demand and supply of units within my client's area, in order for me to advise on the price positioning, such that things can be moved forward more realistically instead of holding out on a unrealistic price just because others are doing so.

Marketing a home for sale, especially a mass market unit, is never as straightforward as putting up advertisements and waiting for purchasers to respond, but preparation works are equally important.

Dear Sir/Mdm,

Actually a lot of people are in the same predicament as you. As for the termination of the exclusive agreement, I feel that there is no need to rush into that. Maybe you can sit down with your agent and discuss what are some of the feedback of the buyers who have viewed your property and how we can improve on it. And please also be frank to make known your concerns and unhappiness if there are any, to your agent. So that he or she will also know what to strategies or change. If things really do not work out after the discussion then you can make the decision that you need to make.

As for the house, If your neighbours are transacting and advertising the same price or even higher then I feel there is no need for you to lower your price also. Of course there are many factors to consider as well and we can only comment more when we get to see your place. Maybe you will need more creative marketing strategises to attract people into your house for viewings. Coz nowadays the traditional methods do not work as well as compared to the past.

You are afraid the sale of your HDB will affect your choice of selection of unit in the new launch, as good units tend to get snapped up quicker than other less favorable units. I can understand that since you're upgrading, you wish to get a good unit that you can call home.

Good evening sellers,

Probably both of you should sit down and have a good chat with your salesperson on how to work things forward.

I do understand that you guys require funds from your sale to finance the purchase thus you have to work on SALE more than purchase.

Unless developer is willing to offer some schemes that let you reserve the unit and drag the whole completion if not, your dream of getting a condo is only a DREAM cause you dont have funds to do so at the moment.

Perhaps you can share more on your unit with me so I will be in a better position to advise you whether the asking price is reasonable to fight off competition. Is there any SPR or ethnic quota issue?

By the way I adopt out of the norm marketing methods like home staging to beautify the place, social media marketing, video marketing etc.
