I am thinking to buy a condo with my mother , she already own a hdb flat. I am a first home buyer what are the procedure and is my mother subject to stamp duty fees if i sell the condo off after 5 years.

Hi,

Will recommend not to include your mum's name, as Singaporean 2nd property will incur ABSD of 17%. If its sold after a 3 year holding period, no seller's stamp duty is payable.

Do note as this is your mother's second property (the first being her HDB), 17% ABSD on the purchased price or valuation whichever is higher applies unless your mom sells or dispose off her HDB. For joint owners, IRAS will take into account the buyer with the most number of property count in this case is your mom. There will be no seller stamp duty unless the condo is sold off within 3 years from date of purchased. My service for purchased of private property is 100% free. Dear Sir/Mdm,

It is better if you were to purchase the condo under your own name as buying it with your mother will attract the Additional Buyer Stamp Duty of 17% which is quite significant since your mum already own a residential property.

Hi,

1) There are generally 2 types of condo for selection:
(a) New launch - buy direct from the developer.
(b) Resale - buy direct from the owner.

2) Assume you receive a 75% LTV loan from the bank:
a) New launch: book unit by placing a 5% option fee -> sign S&P 5 weeks from booking -> pay stamp duty -> pay 15% down payment 8 weeks from booking -> pay 5% after completion of foundation -> the rest of the payment will be handle by the bank.
b) Resale: book unit by placing 1% option fee -> exercise the OTP by paying 4%, 2 weeks from booking -> pay stamp duty within 2 weeks from exercising the OTP -> 10 weeks later pay 20% downpayment and bank's loan to complete the buying process.

3) When you book the unit with your mother, the property will be subject to 17% ABSD (this is assuming both of you are SC) other than the normal buyer stamp duty.
4) If you buy with only your sole name, you will not incur any ABSD (this is assuming you are an SC).
5) It is, in general, advise only to sell the condo after the expiration of SSD (Seller Stamp Duty), which lasts for 3 yrs. After the end of the 3rd yr (from the date of purchase), there is no stamp duty involved during selling.

1. If you are buying under 2 name, ABSD rate will follow the higher percentage if your mom not selling her HDB
2. Do you intend to take loan for your purchase?
If yes, Before shortlisting project/unit, I will suggest to check your in principal approval of your loan from banker.

If you were to purchase the condo with your Mother, you will incur ABSD of 17% if both of you are Singapore Citizens. This ABSD is on the full property purchase, even though you may hold it under Joint Tenancy or Tenancy-in-Common.

Your LTV may also be affected (max 45% loan) if your Mother's HDB flat is not yet fully paid.

SSD applies if you sell off the condo within the first 3 years of purchase.
