Hi,
I am thinking of selling my unit and get another but thinking about the agent commission of 2% selling and 1% buying which comes up to a total of about $16k -$18k really puts me off especially during this time when it is not easy to get higher COV. Are these commission fix or negotiable? Else I like to do a DIY resale.

Good morning,

these are standard/ market commission rates which you can use them as a gauge.

Nowadays most units are being sold at valuation and times where you will sell with COV have been long gone. Now what you need most will be exposure to supply of qualified buyers and the ability to sell off the unit at the best price in the shortest time. This is what DIY sellers might not able to do.

Dear prospective seller and buyer,

If it is in your perspective that the $16k-$18k is easy money to be made from you for assisting you in selling and purchasing a property, I would strongly encourage you to join this industry of making easy money.

In times where real estate prices are weak, would it not be in your interest to engage someone who knows the market inside out and has the necessary skills and knowledge as well as strategy to market your place for premium instead of doing it yourself, where you may not have half the skills set required to achieve that feat? Such a difference could easily erode your selling price by $20-$30k inclusive of opportunities costs and time. In such $20k-$30k more in selling price achieved over the $16k-$18k commission estimated to be payable, which makes more sense? Furthermore, commission is only payable when there is a transaction being brokered. Otherwise it will be ZERO income for the salesperson but they would have incurred marketing costs.

I uphold my rate of service fees because I strongly believe in what I am doing as proficient and value adding, therefore I will not take my income as a bargaining chip to clinch deals just like you will not accept a job with a lower salary for doing the same functions.

Agent commission is negotiable but that does not meant that such money are made without the requirement of effort and involvement. We need to be sure that the required methodlogy have being utilize to fit your situation. We will also need to make effort to run around in the marketing of your unit and sourcing for your purchasing unit. We will also need to ensure that all the legality of the S&P are in compliance so that you will not be in any unwanted litigation issues. As agents, we had faced situation where DIY buyers or sellers have being involved in damage claims for delay on completion due to inadequate knowledge or understanding of the S&P. Such damages can range from tens of thousand to even hundreds of thousand. Personally, I know of a DIY buyer who took 9 months to understand the S&P requirement, after making a lot of wasted trips to the required authorities before securing a unit for herself. If you were in her shoes, your buyer might have sued you for specific performance and made homeless for a period of time.

When you are having such questions post out regarding commission can be negotiable , you will definitely get a lot of respond that it can be discussed.
My main point is simple, if commission is my salary and I can't even fight for my own 2% and already tell you that it is negotiable, what make you think that I can help you to get for a good price for your unit? Think about it...
Of cos it is still negotiable, but no employee will start to nego down their salary when they have not even help their employer to fight for their right of price in the market yet.
