Hi,
I am staying in the vicinity of a development that already has obtained approval from the government to increase their plot ratio. My question, is there a stipulated time for the developer to start or finish the enhanced development? This new development will have an impact on my property, I am therefore interested in the timeline.

Hi, yes usually the developers will try to find the development as soon as possible so as to allow for more cash flow for more projects handling.

Is the project recently enbloc? If it is a developer who is developing this project for sale, they are likely looking to complete the project as soon as possible in order to receive the payout as soon as possible that is in the project account. As for timeline, most big scale projects will target to complete the construction within 3years. Read More

Hi,

1) The description provided is insufficient to deduce where you are heading.
2) A developer will only put up a request to the URA in the plot ratio change after they have acquired the land.
3) They will need to put up designs, detailed measurements, development plans, timelines, etc to COH (Controller of Housing) for approval.
4) The submission and approval timeline can be as long as more than 13 months.
5) The developer can only start work upon receiving approval from the COH.
