Hi,

I am SPR and an essential occupier of a HDB that was purchased under my wife's name. We bought this resale HDB 4 years agao. I have two questions.

1. Can I buy a new condo before the 5 year mop? Assume the condo will top after more than 1 year.
2. Is this condo considered my first flat thus only need to pay 5% ABSD as a PR?

Hi;
By right you will need to fulfill the 5 yrs Min Occupation Period first before you can invest in another property.. But there are other alternatives to go about doing it.. Yes, the ABSD applicable for first property for PR is 5% on top of the normal Buyer Stamp Duty 3% or 4% .. Please feel free to contact me as i'm unable to contact you here. Dear sir/mdm,

Regulations do not allow you to commit to a new condo before the MOP is met, even if the condo has yet to obtain TOP. And yes, the condo will be considered your first residential property where only 5% ABSD applies as a PR on top of the normal buyer's stamp duty.

By the way, you will have to wait till the MOP of your HDB flat first before you could purchase the private condo and yes it will be considered your 1st property when you purchase the condo using your sole name.

Hi,

Thank you for your enquiry. Unfortunately for essential occupiers they have to observe the 5 year MOP period as well, and cannot purchase private property before the 5 year MOP period is up. Yes it will be considered your first private property, and hence a 5% ABSD is applicable.

To answer your question:
1) You have to wait for your wife MOP to end before being able to purchase a private property.
2) Yes it will be considered as your first private property and 5% ABSD applies. However if your wife is a singapore citizen and she sell off her current flat to purchase a condo together with you, the 5% ABSD can be remitted. (no need do pay for ABSD)
