Hi,

I am Singaporean and wish to purchase a condo unit with my partner. However my partner is a PR. Will the ABSD for PR be subjected to the price of the whole unit or the percentage she is going to own?

Dear sir,

Are you purchasing as a married couple? If you are purchasing as a married couple, there is no ABSD applicable for your first matrimonial home.

Otherwise, the ABSD applicable if you jointly purchase the condo whether you are holding it under Joint Tenancy or Tenancy In Common will still be based on whichever higher rate that is applicable, where it will be 5% if the property purchase is the first residential property for both of you.

Good morning Sir/ Mdm,

Are both of you married couple?

Cause under IRAS rules, if married couple with at least one SC will not be subject to ABSD as it will be treated as matrimonial home.

If you guys are not married, ABSD will be charged on the whole value instead of the ownership shares.

Hope my sharing aids in clearing your doubts.

If both of you are married, ABSD remission is applicable as its your first matrimonial property.

If not, the ABSD of 5% is applicable on the full valuation or transacted price of the property (whichever higher) as one of the purchasers is SPR status.

Hi Sir,

If both of you are married, and this is a first residential property for both of you, you will not be liable for any ABSD.

If you're not married, you will be liable to ABSD. If it's both your first property, you will be liable for 5% ABSD on the full property valuation/purchase price, whichever is higher. If either of you own other properties, ABSD rates will be according to the higher rate.

Hi Sir/Mdm,

You mentioned that your partner is a Singapore Permanent Resident and you are a Singaporean so if both of you are married and you are purchasing your first property together, then the good news is you do not need to pay any ABSD. If both of you are not married, then you will need to pay ABSD and it will be tabulated from the purchase price of the whole property even if both of you buy it under Tenancy-In-Common, holding different percentage of shares.

If both of you are married and you are purchasing a second property, then ABSD still applies and it will be at a rate of 15%. One thing to note is, if you are married and you purchase a second property under both names, then you have an option to sell off your first property within 6 months from the date of purchase of the second property and you are eligible to apply for a refund of the ABSD paid.

It depends on whether both of you are buying it as a matrimonial home of just buying it together as non-related parties. If it is the former, then you will not need to pay any ABSD. If it is buying under non-related parties then ABSD is payable on the whole property value.

If this is your matrimonial flat and first property for both of you, then there won't be any ABSD.

Otherwise, the ABSD will apply on the higher rate which for your case is your partner.

Generally ABSD will be charged full rate on the purchase price of the house based on the highest profile of the buyer. If one buyer is a PR, full ABSD rate for PR will apply. However for married Singapore citizens/ permanent resident or foreigner couples, ABSD will be remitted and you don't have to pay any ABSD. (Can only be applied to 1 property).
