Hi, I am Sinagporean bought one HDB flat in 2015 under single scheme, finished MOP.
My wife married me at 2016 and become SPR at 2018, but not list as HDB occupier untill now.
Q1: does my wife must list as HDB occupier?
Q2: can my wife buy a private condo now?

Hi,

1) You may list your wife as an occupier by logging into MYHDB. It is a requirement under the HDB policy to indicate any new occupier in your flat.
2) Your wife is eligible to buy a private property since you already completed the MOP.
3) The registration of her as an occupier should not deprive her privilege of buying a private property since strictly speaking she should not be classified as an essential occupier since your flat was bought under the Single Citizen Scheme.
4) In other words, you do not need her permission to sell your current flat.

Hi,

Yes she can purchase private property since she does not own any residential property and the MOP is completed. Do note 5% ABSD applies for SPR 1st residential purchase.

Thank you for writing in here. Your wife should be listed as an occupier for this HDB, and in the event that you are planning to sell this HDB, you will also require your spouse's consent to sell even if this is an individually owned HDB.

Your wife will also be able to purchase a private condo, where ABSD of 5% is applicable if this is going to be her first residential property.

3. For Private Property Based on $1 mill, and assuming loan is 75%
5% Cash = $50,000
20% Cash/CPF = $200,000
BSD (Cash/CPF) = $24,600
ABSD (Cash/CPF) = might apply
