Hi, I am renting a room in Singapore. Because of health problem I need to terminate my contract and went back to my own country. The owner had forfeit my deposit and ask me to pay another 500Sgd for agent to search another tenant. If not the owner will sue me for the rest of the month rental fee. Is it a must to pay him?

Sorry to hear about what you are going through. As we are unaware on the terms and conditions of your agreement with the landlord, it will be inappropriate for us to have any opinion on this. In most of the agreements I have handled where there is no premature termination clause involved, tenant will need to pay for the remaining lease period even if the lease is terminated earlier, and in this instance, landlord can be considered lenient if he only forfeits the deposit as well as looking to claim back the agent fees. Do seek professional legal advise if possible.
