Good morning Adrian,
Citygate is located strategically with MRTs and City within reach. Not a bad choice.
But I am not sure whether are you going for capital appreciation or rental income.
If you are going for capital appreciation, you definitely have to go for new launch.
You will be on equal grounds with the 1st owners of the project on pricing if you decide to sell one day.
If you decide to purchase a resale unit, it will be competitively challenging on pricing. For instance, you are looking to sell at $1.6M while 1st owner can ask for $1.5M as he has more room for price negotiation (more profit as 1st owner).
But do take note, chances of huge capital appreciation are lower nowadays compared to those days.
If you are looking at instant returns, probably you have to look at resale units. You can get rental income back on your investment straight away, don't have to wait for new launch to be constructed in a few years' time and when it TOP, you have to fight for tenants with other landlords.
So you have to weigh the pros and cons between new launch and resale unit.
If you need any assistance in your property purchase, feel free to contact me. Cheers!
