I am migrating overseas, looking for a reliable agent to rent out the HDB executive apartment at Tampines.

How much is the prevailing rental for the Tampines EA? What is the chance of renting out the whole flat instead of individual talent. Usually how do i collect the rental payment, direct cheque deposit into the bank account?

Care to share more about your unit?

Btw in fact you can appoint a family member, relative or good friend as power of attorney. This will grant him legal rights to handle anything that relates to your property.

And normally it will be better to rent out the whole unit to a tenant rather than a few tenants. If not collection of rental will be troublesome.

As for rental, you can request the tenants to make a monthly GIRO payment to your designated account.

I will be glad to assist, may I know your EA is situated near Tampines 88X series or 24X series ? A typical EA will fetch around 2.7-3K, depending on unit condition and furniture provided and the lease tenure.

Renting the whole unit is not an issue, as long as there is a committed marketing plan and an agent who can commit till you get the right tenant group. Typically, direct internet banking transfer is used, and what we can do is to keep a local account where the rental will be transferred at a contracted date each month. You can then do your fund transfer overseas.

May I understand your plans further and have the opportunity to work with you? Having stayed in the east for decades, I am familiar with the area and will be able to respond if there's any property issue outstanding during the lease tenure. Thanks and hope to discuss further.

Hi Michael, meet up and have a good chat to with agents, find one can communicate well and you feel comfortable with.
I always like to make thing clear, communicate and update owner on status. Provide constructive comments when necessary to owner so to assist all issues. Seek approval before action to avoid misunderstanding. It will be a 2 ways trust to build between owner and agent.

As you mentioned that you are migrating, I would assume that you are SC. Hence my questions would be: have you fulfilled your MOP requirement? How long will you be away? Do you have any Power of Attorney to represent you during your absence? As for the receiving of rental, we can request for the tenant to perform fund transfer to your SG account.

Hi Michael,

Assuming that you have met all requirements in the subletting of your existing unit, the prevailing rental of an EA can differ quite a bit from as low as $2400 for a unit in its original bare conditions to $3200 to a well done up unit with nice furnitures all inclusive at a convenient location and right facing and level. As a fellow Tampinesian, I would confidently say that my area knowledge here is excellent.

In terms of rental collection, you can request for tenant to do an internet transfer monthly or via QCD into the bank of your choice. Alternatively if you have appointed a Power of Attorney to manage the financing portion of this rental, the POA can also handle the rental payments on behalf of you.
