There are many factors at play here but some of the questions I would ask would be about the hdb attributes (location, size and age of building, and rental rates) and whether the hdb has reached its full price potential and if price has stagnated for some time. For older resale HDB, typically their price would have stagnated and it may be good to cash out and recycle the capital towards an asset that has more capital gain potential. It is the newer hdb less than 10 years that are pushing the resale price index to higher heights last year. Your current situation of 2 properties is not easy to come by and we have to weigh the rental attainable versus the potential gains attainable for your next property (in the event if you do go for it). Hence it would be ideal if I can have more info about the hdb before advising the best move forward.
Also, I assume your next property you would want to purchase under your single name? This is avoid the ABSD on wife's 2nd property count. This means the home loan attainable may be less since its only based on sole income. I assume you will be selling the hdb to fund part of the next property purchase.
