Hi, i am married and we bought our 4 rm hdb more than 5 years ago. I would like to sell current unit and buy smaller unit as it is only the 2 of us. My husband is already over 60 and i am 42. His cpf contribution is lesser now. We have to top up cash quite a lot every mth. This is my 1st hdb flat but already 4 times for him. Can i buy hdb under my name and him as occupier? Can i still use hdb loan?

Hi Linda,

If you intend to use his available CPF OA or CPF refund from the sale to fund the next property purchase, then his name has to be one of the owners as well. Since his name has probably taken more than 2 hdb loans, it is unlikely that you can take hdb loan again.

Hi Linda,

It is possible to downgrade and pay a lower installment every month. For HDB loan, it depends on how many times your husband has took a HDB loan before, if he has already taken HDB loan twice, then both of you will not be eligible anymore.

It is important to do some financial planning before you proceed so that you can determine whether is it a wise move. There is a chance that you may not need to take a loan anymore after the downgrade. Thank you for your post. As per what my fellow professionals have indicated, the downgrade is possible, however, subject to financial considerations. If there is plan to utilise the CPF monies from your husband's account for the new place, then his name should be reflected in the ownership. Otherwise, listing him as the essential occupier will be sufficient, if you are able to finance the purchase independently. Unfortunately if your husband have taken more than 2 HDB loans, you are not allowed to take up another HDB loan although your husband is only listed as an occupier.
