Hi I am married and currently owns a condo unit by myself. However I am considering selling off that unit and buying a HDB under my own name. Can that be done or does the HDB apartment needs to be owned by my husband and I?

Hi, I’m sorry that you can’t own a HDB unit all by yourself as you are already married. So you could only purchase it together with your husband.

    Do you mean that the wife and put her name as owner while the husband put his as occupier? Does that constitute as sole ownership? Is there a salary cap for HDB?

You can't purchase a hdb on your own name. To be eligible you need to form a family nucleus with your husband as co-owners. May I have more info and requirements about your plans so to make better recommendations? Thanks and look forward to value-add to your housing plans.

Dear madam,

Are you aware that you are able to check on your eligibility to purchase a resale HDB at the following site?

https://services2.hdb.gov.sg/webapp/BP13EligCheck/BP13SHome?strSystem=CHECK

You will be eligible to purchase a resale HDB as sole owner, with your husband as the essential occupier. Your existing private residential unit must be disposed within 6 months of completion to your HDB flat purchase if you choose to purchase first. There is no income ceiling to purchase a resale HDB flat.

Take note that Minimum Occupation Period of 5 years is applicable for you and your husband, where you are disallowed to purchase any private residential properties within this period.

Do also take note that financial considerations applies if you are purchasing first where your loan to value will be restricted should you have existing loan for your condo unit.

There are more considerations I can highlight but may not be applicable to your plans therefore it will actually be helpful to know more about what your plans are and perhaps there maybe alternative proposals I can make for your case.

Please beware that you will have to form a family nucleus in order to purchase a resale HDB. That means you can be the owner (sole) and your hubby be an occupier. Loan assessment will solely based on your income only. Salary cap will not be applicable because you are not eligible to take HDB loan or housing grant as you are downgrading from private property.

You will have to dispose off your private property within 6 months from resale HDB purchase completion as well. 5 years MOP will be applicable to both of you. Even though your hubby is an occupier, he can only purchase a private after 5 years MOP is up too. There might be loss of opportunity during that duration.

By the way care to share how come you have this move in your mind? Do share more with me so I will be in a better position to value add further.

Hi Mdm,

There is no salary cap for HDB. The salary cap is only applicable for HDB loan which you will not be eligible as you own a private property. Therefore, there is no restrictions when you buy a HDB using a bank loan.

You can be the sole owner (yes sole ownership) but your husband will need to be the essential occupier to form the family nucleus. You husband is not the owner but he will still be subjected to the 5 years MOP and he will not be able to use his CPF to finance the purchase of the hdb.

You will also need to time the sale of the condo and the purchase of the HDB carefully so that you can use the sales proceed and the CPF tied up in the condo to finance the purchase of the HDB.
