Hi. I am looking to upgrade to either condo or ec as my hdb has met mop. May I know how long does it take to sell a hdb? And when will i receive the sale proceeds? As I need the fund for the next purchase.

Hi, due to the weak market sentiment, it may take a little longer like 3 to 6 months time than usual to get a unit sold. However all these would still depends on your unit location, condition, selling price and etc. And once your HDB unit is sold, you will receive the sales proceeds in approximately 3 months time from the date which the buyer has exercised the option. Dear Sir,

HDB prices has stabilized in the past few quarters and we are seeing more buyers in the market now as resale volume is on the uptrend. As long as you price your HDB fairly, you should not take a long time to sell.

You will only be able to receive the sales proceed in cash and CPF upon the completion of the sales which is 3-3.5 months down the road. If you need the sales proceed to fund the upgrade in housing, then you will need to work out the time-line for the sales and purchase. It is likely that you will need a temporary shelter during the transition process.

It all depends on your location demands and supply. As long as you can get a buyer within the 1st mth of marketing, the whole process will take min 3 mths. of course it also depend on your buyer who might have certain criteria in order to give an offer to your unit. They might need at least 2-3 mths wait too if they have not sold theirs. Therefore a min of 3-6 mths wait is the guideline, might be longer. Due to the weaker market sentiments, it will take an average of 3 to 6 months to find a buyer and sell your HDB. Of course if the HDB is in a highly sought after location and is priced right, it will take a shorter time to sell your HDB.

As for sales proceeds, you'll receive it upon completion of the sale which is around 3 months from the date that your buyer exercises the option to purchase your unit.

There are many affordable ECs as well as private condos in the market.

The location and the asking will affect the time to sell the property. Generally it took 3 - 6 months in the current market. For the proceeds, you will received the cheque for the cash portion on the 2nd appointment. And the CPF fund will be credited around 2 weeks after 2nd appointment.

Good afternoon upgrader,

Currently the supply of flats is more than demand thus you might take slightly longer time to dispose off your property. But as long as your asking is reasonable, you should be able to get a buyer soon.

Upon HDB submission, it will take you about 3 months to receive your sales proceeds.

I will advise you to place your HDB for sale first while looking out for a private property but only commit to a purchase after buyer has exercised on the HDB OTP. Lengthen the purchase option period to be after HDB completion so you can tap on the funds from your sale.

The process for HDB will takes about 3 to 4 months, this exclude marketing period for you to find a buyer. How long you need to take to find a buyer depend on various factors such as asking price, location, facing and condition of the property.

Therefore, I would say will take at least 3 to 6 months for the whole process.

You will get cashier upon completion, and CPF will be refunded to your OA account in 10 working days.

If you are buying and selling at the same times, the timeline is very important. Therefore, it is best to an agent to assist.
