Qns 1
Payalebar will be turned into a commercial hub with planned offices, hotels retail and other amenities
Geylang will have a new pedestrian mall as well. As both location in Geylang and Paya Lebar are
both considered the next nearest to city in the OCR, there are potential for gain in value.

Qns 2
Capital land paid $548mio for leasehold Gillman heights.
Kheng Leong Grp paid $209mio for leasehold Minton rise.
However, for home buyer, the premium difference between a leasehold
and freehold unit in the same area would be quite huge.
So, your answer for question 2 is, yes, its still considered.

Qns 3
The general guideline for leasehold is not to get it after it is 30years old
This is due to the fact that some banks do not lend on leases with less than
65 years remainly, hence prices drop due to affordability issues.

But my best advice is to base it more on location.
If the location is good, it will increase rental demand and hence yield.
The chance of en bloc is also higher..
