Hi,

I am looking to buy a resale HDB with my elder bro (35 years old).

He is not able to work, so CPF downpayment and everything will be borne by me.

Moving forward, I would like to purchase a new flat with my fiance 5 years later. Will I be able to transfer ownership to him while I continue to service the loan. Will there be any issues in getting loan to the new flat.

Afternoon Roger,

It's good that you have your brother's welfare in mind. However, should you purchase the resale HDB unit with your brother and you are paying for the monthly installment using your CPF while he is unable to work, there is no way that he can obtain any loan to buy over your share in the later stage.

Hi Roger,

I'm afraid this plan will not work. For you to transfer the shares of the HDB to your brother, he will need to be able to pay back whatever you have paid from your CPF (plus accrued interest) towards this flat, and on top of that, able to get a loan to service the remaining outstanding mortgage.

You can still proceed to get the HDB flat with your brother, but in future, you might have to look towards purchase private property with your fiancee instead of HDB.
