Hi, I am looking to buy a HDB flat in Clementi area and would like to seek some opinions from the gurus here. My budget is max $500k. My plan is to stay in it and rent out the other room/s. Could you advice whether 3 or 4 room flat gives a better yield? Also how is the room rental demand/rates for flats in Clementi Central vs Clementi West area. I am single above 40 so what are my options re. HDB grants? Do you think it is better to buy with another single above 40 or on my own?

I think both locations will have good room rental take up rates.

Being close to MRT station, Clementi Central that area should have good tenants from CBD, Schools like Ngee Ann, SIM, Singapore poly, SST etc.

While Clementi West area should have tenants working in the nearby industrial factories.

If you are purchasing a HDB for the first time and your income is below $5k, you should be able to enjoy the singles grant.

Whether you should purchase a 3 or 4rm flat and as a single or joint singles will well depends on your financial capability.

If you are able to purchase a 4rm flat as a single and enjoy the two room rental alone, that will be great for you.
