Hi, I am looking for an EM with the lowest or if possible no COV in Yishun.

Morning Lin,
EM, EA and Jumbo are rare commodities within the HDB market. Hence to get them at $0 COV, it would be quite tough. The lowest possible COV would be around $40k to $60k, depending on unit's location and condition.
