Hi,

Typically for private property sale commission sellers work on 2% of sale transacted price + GST as we need to share with the buyer agent. You can consider to factor in the extra comm payable into a higher target sale price to achieve, this can be an win win arrangement.

Its not possible to do contra from condo to hdb as bank loan is involved. Btw are you already 55 years old and above? If not, you have to wait out 15 months after selling condo before you are eligible to buy resale hdb. Yes resale HDB buyers typically pay 1% comm + GST for purchase.

Agent fees while indicated is payable by seller, is ultimately paid for by the buyer since there is no commission applicable if there is no sale. The amount can be built into the final selling price and buyers are indirectly paying the commission on behalf of the seller in this case. While agent fees are negotiable, if you are in the shoes as an agent, will you be more motivated to list a property and sell it for higher or lower commission? Alternatively, you may also list the property on your own, in such case, you don't need to pay any commission.

Financial planning can be done for the transition thus if you require funds from the sale of your HDB to finance the completion of your purchase, the timeline can be worked out. HDB buyers if they have agents, will need to pay their agents. They can act for themselves too.

In the private property market, the commission paid by the owner is typically shared between the buyer’s agent and the seller’s agent. Offering a commission lower than the standard 2% may discourage buyer’s agents from bringing their clients to your property, potentially reducing your buyer pool by half. Additionally, a lower commission fee limits the listing agent’s budget for marketing, resulting in less exposure and potentially a lower selling price.

Moreover, the commission can be factored into the final selling price, meaning it is effectively paid by the buyer indirectly. Please consider carefully: opting to pay 1% instead of 2% might do more harm than good in the long run.
