Dear Mr Harpal Singh,

I would like to share with you the latest 4 rooms transaction near your cluster.

There are a total of 5 transactions from April. The transacted price is between $395K for a 3rd floor unit and $425k for a 8th floor unit. The valuation range from $390k and $400k and the COV is between $5k and $25k.

You may want to take this as a guide. The valuation mainly depend on the level, therefore you could estimated your valuation depending on which level your unit is located. Regards to COV, it depends on facing and condition of the house, but based in the recent transaction, you may expect about $18k to $25k if your house is newly renovated.
