Hi, I am interested in getting a EC (already top or soon top) in Woodlands. Currently owning a 4-room HDB in woodlands. How do I pay for the 5% downpayment in cash, if I do not want to fork out any money but would like to use the sale proceed from the hdb I intending to sell? Do i have to sell my hdb before I can proceed with anything for the EC?

Hi
You must have 5% cash to book an EC.

You may book an EC but you must sell your HDB within 6 months from date of TOP.

The other question need more clarification from you in order that I may advise appropriately.

Evening,

Resale EC can only be purchase after MOP have being attained. If you are looking at EC that have yet to TOP, do let me know your budget and preferred sizing so that I can try to match it up for you. In the case that you do not want to utilize cash for the down payment, I'm after you will have to sell your HDB first before proceeding ahead with the purchase. Extension of stay can be agreed but is subjected to mutual agreement.

Hi,

I have worked on a similar case, and I understand your objectives and where you are coming from, but I would advise against selling first as you might miss out on the choice unit that you want for your EC, and yet possibly have to sell away your current HDB. The transition will be quite a stressful process.

Its better to secure the unit that you like first, but the 20% downpayment (minimum 5% cash) and approx 3% stamp duties have to be paid within 8 weeks of booking of unit. We can look at the figures and see how to minimize the upfront costs and how best we can utilize as much sales proceeds from the HDB as possible to fund for the EC side.

It will be great if I can have more info to make better recommendations, in terms of timeline and financials. This requires some detailed planning so you have the overall picture and confidence to make the right move. ECs that are going to TOP or close to TOP will be ForestVille, Bellewoods.

Hi Sir,

The 5% will need to be in cash. You will also need to cater about 3% of the purchase price for the stamp duty of the new EC you are buying.

For the rest of the payment, you may secure a bank loan or a bridging loan from the bank so as to complete the purchase. I have just assisted a client of mine in the same situation as you to upgrade from their HDB to an Executive Condo.

You might not always be obtain to any cash proceed, you need to check the HDB page of your CPF usage with interests and the latest median transacted price around your flat. Might be zero cash proceeds if you buy from resale in the past.
