Hi Cheryl,

new launch condo payment is in progressive payment scheme.

Let say this is your first property and you are Singaporean. You loan 80% from bank. 5% booking fee in cash and 20% either cash or from cpf, also pay 3% - $5400 stamp duty fee. Then, it will depend on the progressive of the construction. When foundation completed, likely after 6 to 9 months you will have to start paying your first 10% of purchasing price monthly. Next, when the framework completed, you will need to pay for next 10% of the purchasing price monthly,..... So on and so for...... Yours bank will update if there is changes in payment amount. This will be handle by the bank.

If you buying private condo, monthly payment typically starts before TOP. Typically it will start once the foundation is completed

If you buying from an executive condo launch, you can choose to purchase at 2-3% higher price, which is under the deferred payment scheme

The bank loan repayment will usually start a few months later and not after TOP. Are you refering to Vue 8 project at Pasir Ris Drive 3?

Hi Cheryl,

The first installment will start typically after the Actual Launch date of the project when the foundation works completed, which is 10% of the price of the condo.

Thereafter another 10% after the completion of reinforced concrete framework which is 6-9 months after the foundation works completed.

So now it adds up to you paying 20% of the selling price as your monthly installment after about 18 months you buy your condo.

Thereafter, your installment will increased after every different stages of completion.

This is progresssive payment scheme and is very affordable.
