hi, i am going for bank loan for my next purchase. I know i am not able to contra that is why i need to timely sell my house and buy another resale flat. May i know when will i have to make the first initial deposit of 25%. Which is 5% cash and the rest is cpf?

Hi Mr. Osman,

For resale hdb, the initial payments are the option fee of 1k and option exercise fee of 4k, up to 5k. The rest of the balance payments are at completion appointment about 10 weeks after OTP issued. For bank loan cases, yes minimum 5% of purchase price is required to be in cash.

I have worked on similar cases, and yes timeline coordination is important for the transition to be smooth. Depending on the property attributes such as location and price for the sale, and property requirements for the purchase, it might be better to do both sale and purchase concurrently.

Hi Osman,

If you're looking to purchase another HDB resale flat, you will only need to pay the 25% downpayment towards the completion.

The timeline for your sale and purchase will have to be planned properly if you want to ensure a smooth transition.

If you're planning to do renovation works to your new place. you may request for extension of stay from the buyer for your current HDB if you are able to commit to a purchase before the submission to HDB.
