Hi

I am getting married soon. My spouse-to-be has bought a resale hdb under the single scheme (he took housing grant, still within the MOP period).
After getting married, does he have to list me as an essential occupier or occupier? I play no role in his purchase or flat.
Am I still able to purchase private property on my own when we are married? Do I need to serve out the MOP as well. Or do I have to purchase the private property before we ROM.
How long does the purchase of private property will take? At which stage of the purchase can we ROM?
Thank you.

Hi Miss,

Congratulations on your impending marriage!

As your spouse-to-be is currently serving MOP, once married, you will be included as an essential occupier, and will have to also serve the MOP before you can purchase a private residential property.

You do have the option to purchase the property before you get married. May I know when is his MOP up?

I am experienced and well-versed in both HDB and private transactions. I will be able to assist you in your property plans. Please get in touch with me for a more in-depth discussion.

Congrats on your upcoming wedding! As your spouse has purchased this unit under singles scheme, being married means that you will become the essential occupier, but does not own this property. This means that upon meeting the MOP, you will be eligible to purchase a private residential property on your own, without incurring the ABSD.

Once married to your spouse currently fulfilling the MOP, you'll be designated as an essential occupier. To purchase private property, you must fulfill the MOP requirement together before proceeding.

Minimum Occupation Period (MOP): If your spouse's HDB flat is still within the MOP period at the time of your marriage, both of you would need to fulfill the MOP before either of you can buy private property, whether jointly or individually.

Timing of Private Property Purchase: If you plan to purchase private property on your own after marriage, you may need to do so before the Registration of Marriage (ROM) if your spouse's HDB flat is still within the MOP. This is because once you are married, your spouse's HDB flat would be considered matrimonial property, and you would be subject to the MOP restriction as well.

Timeline for Private Property Purchase: The timeline for purchasing private property can vary depending on factors such as property availability, financing arrangements, and legal procedures. Typically, the purchase process may take several weeks to a few months, from property search to completion of the transaction.

ROM Timing: You can ROM at any stage during the private property purchase process, as long as you fulfill the legal requirements for marriage registration. However, if your spouse's HDB flat is still within the MOP, you would need to consider the implications of the MOP on your property purchase plans.
