hi i am divorced and i have a property (5A) maisonette to sell , currently i would like to buy another property with my fiance who is a first timer with enough cpf , am i able to buy under fiance and fiancee scheme first before selling my property

Hi,

You mentioned "1st timer" + "Fiance & Fiancee Scheme", meaning you intend to purchase a HDB flat.

"with enough CPF", implied your spouse to be is either SC or SPR.

So you can either a SC or SPR since you already owned a maisonette.

Under SC + SC, there were no issue to buy.
Under SPR + SPR, your spouse to be has to meet 3 yrs holding same residence status.
Under SC + SPR, no issue to buy as well.

Hi, could I check is the final judgement already out ? And if you do need your cpf for financing of the new flat, then it is advisable to sell your current flat first before you purchase the next. Pls feel free to let me know if you need any assistance.

It is certainly possible to purchase first but it may not be the best option as ideally you should reuse the cash and CPF that are tied up in your current property.

In this way, you can minimize your cash outlay and also your loan amount and minimize the monthly mortgage payment. I have personally handed a couple of such similar cases before.
