Hi, I am currently owning a property at CCK crescent and has reached its MOP of 5 years. This is a resale flat which i bought direct from a buyer the previous time. I have some questions which i hope this can be advise by an expert in this field. I have applied for valuation already btw. If i sell back to HDB, whats the procedure or web link which i can see and at what price will they buy it back from me. If iIf i want to go through an agent to market out for me, must it be exclusiv or i can engage many agents? Whats the commission payable by percentage or amount to the agent and when is this amount payable at? How long is the selling process? I do hope to get some expertise advise on property guru for this.

Good afternoon Jeremy, I don't think you are able to sell back to HDB unless you have a valid reason and it should be on a case by case basis. As for selling your property, it will be better to engage an exclusive agent so he can control and achieve the best price and you don't have to entertain so many agents. And by engaging too many agents, it won't necessarily mean you have larger pool of buyers. The supply of buyers will be the same. Agents will be very competitively to close the deal at any offer. But nevertheless the decision still lies with you. For commission wise: It will be 2% commission of sale price plus 7% GST and it will be payable on 2nd appointment. As of today's market conditions, your marketing process could take up to 4 to 5 months while appointments will be pretty fast, probably 2.5 months. Afternoon Jeremy, With your case,you are bit eligible to sell your unit back to HDB. There are certain requirement to meet before HDB will take back your unit. As for selling your unit, commission payable is to be negotiated between you and your agent. It need not be an exclusive assignment but it's always good not to engage more than one agent to market your unit. When you pay someone to work for you, you work prefer that they commit their ability to your unit. But with commitment from you, who will put in 100%, knowing that they might end up with nothing at the end of the hard work. If you do engage me, I only require my client to pay me upon handing over of keys. As for th resale process, it would take around 3.5 month to completion, from the date of OTP submission to HDB. It will easily take a good 2-4 months to sell the house.
