I am currently living in fully-paid HDB flat. Can I sell my flat and use the CPF money to buy a two storey commercial property, lst level for shoprent and 2nd level for residential stay. Please advise. TQ

Hi,

Yes its possible, but a 2-storey commercial property will be a higher price quantum, where some Loan maybe involved. May I know which block are you referring to? Thanks and hope to assist further.

Yes, you can do so as long as financially viable for you to get the mortgage loan for the purchase which is easily above $1.2m in price. Do check with a banker first before making that move.

Hi Mdm Lee,

Yes it is definitely feasible. In this case, you may rent out the commercial space on the 1st floor to generate passive income or use it for your own business.

A shophouse will cost more than a HDB and it will be ideal to do some financial planning before you start looking for properties. You will be able to find out what is the quantum that you can comfortably afford and be able to determine how you can leverage effectively on the next purchase.
