This cannot be a unilateral decision, given that your brother must be eligible to take over your share both financially and according to regulation of HDB ownership. Even if you decide to sell, your brother must also be agreeable to the sale.

Selling Your Shared HDB Flat:

Mutual Agreement Needed: You can't decide to sell your share of the HDB flat on your own. Your brother must also agree to the sale.

Hi,

1) There are 2 options to withdraw your ownership from the flat:
(a) Transfer share (Not through a sale): Your brother only needs to refund the CPF utilized + accrued interest from your account. But there is a condition of not having any outstanding mortgage loan in the current flat.

(b) Part-share sale: You sell your share to your brother at market rate.

2) Both methods can only be done provided your brother is eligible to retain the flat by himself.
3) The staying party can apply for a loan to buy over the outgoing share.
4) Making the right selection when applying for the HFE is the key to reducing hiccups in the transaction process.
