Hi, I am considering to sell my 4 room HDB at Bukit Panjang and to buy a 4 room HDB near Fairfield Primary Sch. But what I worry most is the financial and if both my spouse and I can cope the loan. Is there a calculator to calculate on the finance? Also what are the hidden fees and the estimated cost of it?

Good morning,

Sure happy to assist to work out a detailed financial calculation so to estimate whether the move is feasible. For the sale, the general formula example to calculate is as such

Sale price 500,000
Less hdb loan/bank loan 200,000
Less cpf utilized+accrued interest of both owners 200,000
Less legal fees 500 to 2000
Less agent success fee 2%+GST 10700

Balance will be your sale cash proceeds 87300

As for how much loan attainable and whether able to cope with the repayments, will need more info such as age, income, cpf OA amount and any other loans.

I can fully understand your concerns in such big ticket items move as I have handled quite a few similar cases over the past couple of years too. Are you planning the move for your child's enrolment in to the school and is there a timeline you are working on?

In fact there are actually financial calculators out there available for use, however, if you do not have the necessary knowledge to input the figures, you could also be subjecting yourself to unnecessary risks, thus it is important to work with a consultant with the right tools. I do have a set of proprietary calculators designed by our group founder to help in cases like yours therefore if you are available, perhaps we can meet up and run through these numbers while also to further analyse on the supply and demand of units that are you looking out for and your current flat.

For fees involved in the sale of a property, it will basically be the legal fees as well as agent fees of 2% and for purchasing, you will need to factor in the stamp duty applicable on top of legal and agent fees. All these numbers are actually factored in the calculator app I am using so it is almost as close to the final figures.
