Hi, I am considering between an unit at the Estuary @ Yishun and one at Kingsford Waterbay.
Estuary - 2 br at 904sqf with reservoir view. TOP 2013
Kingsford - 3br at 883sqf with river view. TOP 2018
Both units are above $1.2M.
We are buying for own stay and plan to stay between 5 to 10 years.
I have a slight preference over Estuary but am concern with the age. Kingsford is younger but am concern with high density. What are your views?
Is Estuary's age a big concern, being closed to 15 to 20 years when we will be exiting? Thank you

If you are looking for capital appreciation, both are not the BEST that 1.2m can buy. If you can contact me privately, I will be able to find you a better development which gives you better returns and quality of life.

The Estuary and Kingsford Waterbay are in different locations. Not sure what are you requirements in terms of location, since you're looking for own stay?

Both the developments has their own pros and cons. There will be people swaying towards The Estuary, likewise for Kingsford Waterbay. Perhaps you could share further information on your family profile, so that I can give you a more appropriate recommendation?

Hi Stanley,

1) To be honest, these 2 chosen condo is not the best choice if we are looking at capital appreciation.
2) Kingsford waterbay price trend is trending downwards whereas The Estuary although almost flattening but at least not moving downwards.
3) From capital appreciation, The Estuary definitely looks better, but if we hope this purchase could hedge against inflation then this is just a hopeful wish but not realistic.
4) If you don't mind buy around ~$1.2M, and sell at ~$1.25M in the next 5~10 yrs. This is definitely doable as our overall property price index definitely helps to support this.
5) Note that this will not be even out your interest paid and you will see a negative sale rather than positive, and of course, this is lower than our inflation rate.
6) In The Estuary we can see that overall profit against lost sales is 91.4%. This is slightly lower than those good areas with a higher percentage. but definitely better than Kingsford waterbay.
7) I would suggest you spend a little more time to source around before committing any of these.
