Hi, I am an SPR and a married woman. However, I would like to buy my first property in singapore solely under my name. Is it possible and what are the charges that may occur as a first time buyer. Kindly advise. Thanks.

Hi,

Yes its possible but is your name currently under another property ownership? If so, the tax rates and eligibility conditions may differ.

If not, since you have no outstanding property now, you can only purchase freehold/99-year leasehold condo developments as sole SPR buyer. Breakdown of purchase price as follows:

Cash 5%
CPF 15%
Max Bank Loan 80%
Stamp duties (BSD+ABSD) and legal fees 8%

Good evening Phyu,

You are definitely able to purchase a private property sole under your name but do take note that you will be subject to 5% additional buyer's stamp duty as a SPR.

How much finances (cash and CPF OA funds) do you have on hand to finance the initial outlay of 28% (provided you can obtain a 80% loan)?

1) 5% cash downpayment
2) 15% CPF OA funds/ cash downpayment
3) estimated 3% buyer's stamp duty
4) 5% ABSD
5) $3k legal fees
6) valuation fee, stamp duty for mortgage etc.

Can I ask my banker to advise you on your in principle approval first so you can gauge how much loan can you obtain.

You can achieve that by buying private property. However, as SPR, you will be liable for 5% ABSD.
