Thank you for your enquiry. I believe your 5 years MOP have been met? For flats near Clementi Primary that are less than 10 years old, there are only specific clusters such as 312X series and Trivelis DBSS, or 441X. The 3-room at 31X generally is asking around 550k-650k range, and 4-room at Casa Clementi is asking around 650k - 800k range, hence there could be sufficient sale cash proceeds to pay off any potential cash payments required for the next flat, without touching your savings.

Typically the sale & purchase takes about 6 months - 1 year, because of the time needed to secure the right unit (not within our control, and as our requirements are more specific given only certain blocks are near clementi pri and not too old), and also the time needed to find the buyer and for hdb processing.

Good afternoon Sir/ Mdm,

Do let me share abit on the HDB sale/ purchase procedure.

for example:
1/12/21: register intent to sell on resale HDB portal (buyer has to register intent to buy: we will do both at the same time).
8/12/21: can issue option to purchase (OTP if agree price with buyer with any other conditions like temporary extension of stay etc, buyer will give up to $1k option fee)
meantime: buyer will do valuation $120
29/12/21 4pm: expiry of OTP (buyer must exercise with up to $5k minus option fee)
30 days resale submission period (it can be shorter or longer)
29/1/22: submit resale application to HDB
29/2/22: resale application approval ($80)
29/3/22: endorsement of documents
29/4/22: completion (receive sales proceeds/ pay agent's commission)
29/7/22: handover unit if buyers grant us extension.

I think your house already fulfilled 5 years minimum occupation period. Do you still have any loan?

Do you intend to take up any loan for the next purchase?

If both involves HDB loan, we can apply for contra which means both sale and purchase transactions will complete on same date. Funds from sale will finance the purchase.

If we are able to obtain 3 months extension from our buyer, you guys will have time to do abit of renovation and move over.

As for cash over valuation (COV), its common nowadays. Your unit might also have COV when we sell it. Depends.

I sold an EA with at least $70k COV while helped my buyer to get a 5RM at no COV recently. Hard to say.

Maybe we can go through the numbers first and see whether is it workable if almost all scenarios.

No resale levy applies for purchasing of resale unit. I am specialised in HDB transactions and have assisted various clients in transitioning smoothly to their new house without having to put up with a temporary place of stay. As for how long the process would be like, it depends on factors such as marketing process though a typical timeline is around 6 to 9 months. As for cash wise (eg cash proceeds and how much cash is needed to purchase the next flat), I will need more information in order to advise further. Anyways, if you're looking to shift close to Clementi Primary School, there are a few clusters you may consider. The nearest would of course be Clementi Cascadia, which is just right beside the school, and your son does not need to cross any roads to get home. Other nearby clusters that are within 10 years are, Blk 441A/B, which are directly above Clementi Mall, and Clementi Ridges, which met their MOP this year. For Clementi Ridges, it would be about 7 to 10 minutes walk to school for children.
