I am age 44, salary is 6.4K. I have 750K (cash + CPF) as I just sold my existing property. Can I buy a 1m condo? I am concerned that my low income does not allow me to buy a unit valued at 1m. I only intend to borrow 300k from the bank as I will use my existing 750K to pay the bank now? Is that possible?

Good afternoon,

Assuming there are no other monthly obligations such as car loan, and good credit score, based on TDSR requirements of 60%, you should be able to loan up to max $684k for a 25 year loan tenure. Hence, $300k loan does not seem to be an issue, and buying a $1m condo should not be an issue.

Really happy that you are on track to your next step of your asset progression!
I will say your income of 6.4k per month is not considered low and definitely will help in your application of loan but you will need to consider the TDSR which will also include other loan that you have.

I assume that you have a place to stay since you have sold your flat before getting a new one thus we should really plan what is the next best step for you.

Hi,

Based on your age and income, getting a $300k loan should not be a problem, unless you have a bad credit rating, or have very heavy liabilities and other outstanding loans.

In fact, if you are a full salaried employee and do not have any other liabilities, you should be able to loan up to max of about $685k over a period of 21 years. This also means that you will be able to purchase a property of up to about $1.4m if you want to.
