Hi, I am a SPR, my wife is Singaporean, we have a HDB, she only work part time with 1K salary, can she purchase a private property under her name by paying 12% ABSD for the 2nd home purchase and we keep the HDB for rental income. Will the finance company grant a home loan to her, with me paying the loan installment?

Dear Sir,

For your wife, it is it her 2nd property purchase the ABSD will be 15% instead and not 12%. As she is working part time, her 1k income may not be able to obtain a sufficient loan amount for the purchase. You will be able to service the loan payment using cash and not cpf because you will not be one of the owners of the property.

Dear sir,

As your wife is a Singapore Citizen and planning to obtain a 2nd residential property, the Additional Buyer's Stamp Duty involved will be at 12% and this will be on top of the normal stamp duty applicable (3%-$5,400 for property below $1m and 4%-$15,400 for property above $1m).

As the plan is for your wife to be the sole owner, in terms of borrowing, only her income will be assessed therefore home loan amount eligible for will definitely be affected despite that you will be supporting the loan repayment via cash.

If you are looking at restructuring your asset in order to optimise the returns or to systematically build up your assets, it will be helpful and informative for you to be able to analyse your existing portfolio together such that you will be able to make an informed decision moving forward.
