Hi, I am a single with my own 2 room condo and planning to get married. I wish to downgrade to a larger 3-4 room hdb with my fiance since we want to have kids in the future. What is the best way to do this?

Have you already worked out the timeline for getting married? And do you plan to have kids immediately after settling down? Base on current regulations, you will need to have disposed off your ownership for private residential property and wait out for a period of 15 months before you are eligible to purchase a resale HDB flat of any size. No one knows for sure if this regulation will stay put in future or not, thus your timeline planning will be the next thing we need to look into. While the private resale market is still doing well, selling the property immediately may not be the best idea should plans on marriage and children be further down the road.

Hi,

Based on the current regulations, you need to wait out 15 months after selling the condo before you are eligible to purchase the resale HDB with your partner. If he is already 35 years old single, can consider to buy under his own name first. Otherwise will have to sell and rent for the interim, that could be another solution.

May I know when's your timeline for marriage and for kids?

As of now, there's a 15-month wait-out period after you sell your condo to be eligible to purchase a HDB resale flat.

You may wish to start selling your condo, and then rent a place for 2 years while waiting for the 15-months to purchase your HDB flat. If you can find a Buyer who can lease back the condo to you for the next 2 years, you will also save the hassle to shift house.

Good day to you,

With the current HDB ruling, private property owners are required to fulfill a 15-month wait-out period before they are eligible to purchase resale HDB units.
If your partner has the capacity to purchase a resale 4-room flat under single scheme, I would advise that he proceed with the purchase first while you market your current unit. After which, plan for the wedding and add your name to the HDB unit as co-owner.
