Not to worry. You wont have to fulfill minimum occupation period (MOP) for resale EC purchase.

After EC fulfills their MOP, single SPR like you is eligible to purchase.

Resale EC are considered as private property hence MOP does not apply. However, if you choose to sell within first 3 years after purchase, you will be liable for SSD payment of 12 to 4%.

A resale EC no different from a private condo. There is no minimum occupation period that you need to fulfill.

Seller stamp duty period of 3 years applies, just like all other residential properties.

Hi,

First of all congrats on your decision to make your property purchase!

First of all to answer your question, there is no Minimum Occupation Period (MOP) to fulfill when you purchase a resale EC. But there are 2 things that you need to take note though.

The first thing to take note will be Seller's Stamp Duty (SSD). Given the fact that you do not need to fulfill MOP which means you can sell anytime, you will need to note that 3 years Seller Stamp Duty applies. If you sell your property within 1st year of holding the property, the SSD will be 12% of the sale price. If within 2nd year of holdng, SSD will be 8% and within 3rd year for holding, SSD will be 4%. So chances are you may not want to sell within the first 3 years in order to maximise your gains.

Second thing to take note will be the profile of buyers when you deem that it is time for you to sell away your resale EC. As you mentioned you want to get an EC that is within 6-10 years of age, so we need to see when it is time to sell, how hold is the EC already. If we so decide to sell it off early and it is still within 10 years, then similarly only Singaporeans and PRs will be eligible to purchase. Only when the EC has reached its 11th year then we can open up to foreigners or entities like private companies.
