Hi;

For the EHG computation, yes your bonus will be included. For more accurate amount of EHG you can get, please do log into HDB and submit for your HFE(you will need this for the purchase as well).. Feel free to contact me if you have any other queries.. Cheers..

Hi,

1) The easiest way is to apply for the HFE now. (https://www.hdb.gov.sg/residential/buying-a-flat/understanding-your-eligibility-and-housing-loan-options/application-for-an-hdb-flat-eligibility-hfe-letter?anchor=how-to-apply)
2) The HFE will reflect the available grants according to your input.
3) In the general calculation for MSR (Mortgage Service Ratio), the bonus will receive a 30% haircut to derive the final available loan.
4) It depends on how the HDB looks at your bonus for the grants.
5) They might do the same as the MSR or otherwise.
6) By the way, now you have to submit the past 12-month payslips for the loan and grant assessment instead of 3 months.
7) You can still don't buy if the given grants do not work for your expected budget, or choose a smaller flat instead.
